What are guarantors and why do you need one?
Landlords and letting agents may ask you for a guarantor. This means they need someone to guarantee your rent payments if you cannot pay rent.
So, a guarantor is someone that is responsible for meeting your rent and will pay out if you can't. But, it's hard to find a guarantor. A guarantor often needs to earn £84,000 per annum for every £2,000 of monthly rent, be based in the UK, and even own a UK property. That is why Homeppl Guarantid exists. If you are employed/self-employed, your annual income needs to be 22x your monthly share of the rent.
Self-employment needs to be in place for 6 months, we'll require an SA 100 or 6 months of full bank statements in PDF.
You cannot be unemployed.
Your only source of income cannot be benefits. You can be in receipt of benefits, however, they cannot be over 20% of your overall income.
If you are a student you need to have a friend or family member that will act as your co-signer.
You cannot have an active CCJ.
Zero-hour work contracts need to be in place for 6 months.
We will always request your Right to Rent document: this can be either your passport or visa if applicable. We will also need your proof of address: this can be a bank statement/payslip/official letter dated within the last 3 months under your name.
If you’re a student, we will need your proof of study and co-signer contact details. Your co-signer will need to provide ID and proof of income.
If you’re employed/self-employed we will require proof of income which can be via bank statements, payslips or your last SA302.
We'll be your guarantor for the duration of your tenancy agreement. If you're unable to pay your rent at any time, we'll send the landlord 100% of what you owe.
After that, we will work with you towards a repayment plan that fits your situation with no credit agencies and no interest fees applied.
We cover missed rental payments, but not damage to property as part of the guarantee.
A Guarantor is a person who is legally responsible if you default on your rent or damage the property.

We can help you if you are
(a) a Student, undergraduate or postgraduate;
(b) New to Country / without credit history, with sufficient financial resources;
(c) employed, earning at least 22x the monthly rent
We work hard to offer the lowest possible fees. To act as your UK Guarantor, we charge 5.8% of the annual rent, i.e. a fee equivalent to one month share of rent. So, if your annual rent is £6,000, we would charge £348. We allow up to two instalments.
A Co-Signer is someone you know who will co-sign the agreement between us. We would need to validate your Co-Signer and test their credit card details before approving them. They do not have to reside in the UK.
You will typically need a co-signer if you are a student.
Your Co-Signer will need to provide us with a copy of a valid Passport, proof of address dated within the last three months, and valid credit card details.
Because we're the cheapest guarantor company on the market in the UK... by about 50%.
Also, over 85% of letting agents accepts Homeppl Guarantid as a guarantor.

Our advice to anyone trying to rent with a CCJ (County Court Judgement) is to declare the CCJ upfront during our referencing our guarantor application process.
You may have a CCJ against your name and not know it. You can always check whether you have a CCJ or a bad credit score by using credit-checking tools set up by Experian or Clearscore.
Homeppl Guarantid will act as your legal rent guarantor if your CCJ was satisfied under a year ago up to the value of £500. Similarly, we'll accept tenants with a satisfied CCJ over a year ago up to the value of £2,000.
All orders are subject to a non-refundable admin fee of £60.

We require to speak with each applicant about their refund before it can be processed to verify identity and confirm refund reasons. All refunds will be processed within 7 working days of receiving your request and a confirmation emailed to you.
